On behalf of a group of private Danish investors, Nectar Asset Management has sold two properties in Chelmsford and Yeovil to a UK private investor represented by Fleurets in London.

The properties were fully let to JD Wetherspoon Plc and ASK Restaurants, with leases expiring in 2034 and 2039 respectively. The total sales price was £2,070,000, which was 15% above the latest valuation undertaken in December 2013.

Nectar AM has been managing these investments since early 2013 and has been able to add significant value to the assets due to knowledge of the sector and the implementation of asset management initiatives. A successful rent review was implemented in 2015 on the Yeovil asset, increasing value with approx. 10%. Re-development potential was explored on the Chelmsford asset, enhancing the final sales price.
